1. Acceptance of Terms. By accessing or using ParcelIQ (the "Service"), operated by ParcelIQ LLC ("we," "us," "our"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.
2. Service Description. ParcelIQ is an independent property intelligence platform that aggregates publicly available government data and generates informational property reports. Reports include data from federal, state, and county government sources, combined with ParcelIQ's proprietary models and estimates.
3. Not Professional Advice. ParcelIQ reports are for informational purposes only. They do not constitute and should not be relied upon as: (a) a real estate appraisal, (b) financial, legal, tax, or insurance advice, (c) a home inspection, (d) an environmental assessment, (e) a guarantee of property condition or value, or (f) a substitute for professional due diligence. Always consult qualified professionals before making real estate decisions.
4. Data Sources & Accuracy. ParcelIQ pulls data from government APIs and public records. Every data point is tagged with its source (VERIFIED, DERIVED, or ESTIMATED). While we make reasonable efforts to ensure accuracy, we do not guarantee that all data is current, complete, or error-free. Government data sources may have their own limitations, delays, or inaccuracies. ParcelIQ is not responsible for errors originating from third-party data sources.
5. Wildfire & Hazard Data Disclaimer. Wildfire hazard data from the Washington Department of Natural Resources (WA DNR) is based on draft hazard scores under SB 6120 and may change before official publication. Wildfire risk is assessed at a broad geographic level and may not reflect property-specific conditions such as defensible space, building materials, or vegetation management. This data should not be used as the sole basis for insurance, building, or purchasing decisions.
6. Market Value Estimates. ParcelIQ's estimated market values are model-generated based on assessed values, recent comparable sales, and local market ratios. These are not appraisals. Actual market value may differ materially. Consult a licensed appraiser for property valuation.
7. ADU & Zoning Analysis. ADU eligibility and zoning information is derived from municipal GIS data and state law (WA HB 1337). Local regulations may have additional requirements, overlays, or restrictions not captured in our data. Verify ADU eligibility with your local planning department before making investment decisions.
8. Payments & Refunds. Payments are processed securely through Stripe. ParcelIQ does not store your credit card information. Single reports are $29 one-time. Because reports are generated and delivered digitally upon purchase, all sales are final. If you experience a technical error that prevents report delivery, contact us and we will re-generate the report or issue a refund at our discretion.
9. Intellectual Property. All report content, formatting, models, and analysis generated by ParcelIQ are the property of ParcelIQ LLC. You may use purchased reports for personal decision-making and may share them with your professional advisors. You may not resell, republish, or systematically redistribute reports without written permission.
10. Limitation of Liability. To the maximum extent permitted by law, ParcelIQ LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service or reliance on report data. Our total liability shall not exceed the amount you paid for the specific report in question.
11. Indemnification. You agree to indemnify and hold harmless ParcelIQ LLC from any claims, damages, or expenses arising from your use of the Service or violation of these Terms.
12. Acceptable Use. You agree not to: (a) use automated scripts, bots, or scrapers to access the Service, (b) attempt to reverse-engineer our models or data processing, (c) use the Service for any unlawful purpose, or (d) exceed the rate limits established for free previews.
13. Modifications. We may update these Terms from time to time. Material changes will be posted on this page with an updated date. Your continued use of the Service after changes constitutes acceptance.
14. Governing Law. These Terms are governed by the laws of the State of Washington, without regard to conflict of law principles. Any disputes shall be resolved in Spokane County, Washington.

1. Who We Are. ParcelIQ LLC ("ParcelIQ," "we," "us") operates the property intelligence platform at parceliqreports.com. This Privacy Policy explains what information we collect, how we use it, and your rights.
2. Information We Collect.
Addresses you search: We collect the property addresses you enter to generate reports. This is necessary to operate the Service.
Payment information: Payments are processed by Stripe. We do not see, store, or have access to your full credit card number. Stripe may collect your name, email, and billing address to process payment. See Stripe's Privacy Policy.
IP address: We log IP addresses for rate limiting (preventing abuse) and basic security. We do not use IP addresses for advertising or tracking.
Usage data: We may collect basic analytics (pages visited, report generated) to improve the Service. We do not use third-party advertising trackers.
3. Information We Do NOT Collect. We do not collect passwords (no user accounts required for single reports). We do not collect Social Security numbers, financial account numbers, or any government identification. We do not sell, rent, or share your personal information with third parties for marketing purposes.
4. How We Use Your Information. We use collected information to: (a) generate and deliver property reports, (b) process payments, (c) enforce rate limits and prevent abuse, (d) improve the Service, and (e) comply with legal obligations.
5. Data Retention. Addresses searched and generated reports are retained for up to 24 hours for caching purposes (to avoid redundant API calls if the same address is searched again). Payment records are retained as required by applicable tax and financial regulations. IP-based rate limiting data is automatically deleted after 24 hours.
6. Third-Party Services. We use the following third-party services that may process your data:
Stripe: Payment processing. Subject to Stripe's Privacy Policy.
Railway: Application hosting. Subject to Railway's Privacy Policy.
Government APIs: We send address and coordinate data to federal, state, and county government APIs (Census Bureau, FEMA, EPA, USFS, WA DNR, Spokane County) to retrieve public records. These are government services operating under their own policies.
7. Data Security. We use HTTPS encryption for all data in transit. Payment data is handled entirely by Stripe's PCI-compliant infrastructure. We do not store sensitive financial information on our servers.
8. Your Rights. You may request deletion of any personal data we hold by contacting us at parceliqreports@gmail.com. Washington state residents may have additional rights under applicable privacy laws.
9. Children's Privacy. ParcelIQ is not intended for use by individuals under 18 years of age. We do not knowingly collect information from children.
